The Fields Frisco TX: Homes, Fields West and 2027 Outlook
Frisco has no shortage of big projects, but nothing in North Texas right now matches the scale of Fields, often called "The Fields." It is a 2,545-acre master-planned community in north Frisco between the Dallas North Tollway, Panther Creek Parkway and US-380. It already includes the PGA of America headquarters, the Omni PGA Frisco Resort and the nation's first Universal Kids Resort. In October 2026 its developers announced plans for up to 11 million square feet of corporate office space. If you are thinking about buying, renting, building or investing in north Frisco, here is what is planned, what is already open, what homes cost and what to watch in 2027.

Key Takeaways
- Size and value: Fields covers about 2,545 acres in north Frisco. Its developer says the total project value is $10 billion to $15 billion.
- Developers: The Karahan Companies (led by Fehmi Karahan, the developer behind Legacy West) and Hunt Realty Investments co-own and develop it, with investors Chief Partners and Cross Tie Capital.
- Already open: PGA of America HQ, Omni PGA Frisco Resort (opened May 2023), two championship golf courses and Universal Kids Resort (opened July 1, 2026).
- Fields West: This 55-acre urban village is 75% pre-leased with 44 signed tenants. Its first openings are scheduled for late 2027.
- Office: Karahan and KDC plan up to 11 million square feet of build-to-suit office space. Construction could start in 2027, depending on tenant commitments.
- Housing: Plans call for up to roughly 14,000 homes and apartments in total. New-construction single-family homes currently start in the high $700,000s, and custom homes in The Preserve start around $3.5 million.
- Buyer takeaway: Demand around Fields will likely be driven by jobs, the golf and resort draw, and retail. Some of these are open now and some are still to come, so check every timeline against the latest news.
What Is The Fields Development in Frisco?
Fields sits on the former Headquarters Ranch, land long owned by the family of late Frisco banker Bert Fields Jr. A partnership of Hunt Realty Investments and The Karahan Companies bought the roughly 2,500-acre tract in 2018. Frisco City Council approved the rezoning in early 2020, and the project has since become one of the largest master-planned mixed-use developments in Texas (background).
The developer's materials describe it as "a city within a city." At full build-out, Fields is entitled for up to 11 million square feet of corporate office space, about 1 million square feet of retail, restaurant and entertainment space, about 5,000 single-family homes, thousands of urban residences and 1,000 student residences, plus 25 miles of hike-and-bike trails and 250 acres of parks (Fields Frisco).
Where Is Fields Located?
Fields is in north Frisco, roughly bounded by US-380 to the north and Panther Creek Parkway to the south, with the Dallas North Tollway running through the middle and PGA Parkway as a key internal corridor. It spans parts of Collin and Denton counties. The developer puts it about 25 minutes from DFW International Airport and about 30 minutes from Dallas Love Field.
The road network has been built ahead of the buildings:
- Fields Parkway (west of the Tollway) and Legacy Drive opened in Q1 2024.
- Universal Parkway and Everwell Drive opened in December 2024.
- A fourth Tollway lane between SH 121 and US-380 opened in August 2025.
- Panther Creek Parkway east of the Tollway opened in November 2025.
- Tollway service roads through Fields were scheduled to open in September 2026.
- A six-mile Dallas North Tollway extension from US-380 to FM 428 is scheduled for December 2027.

Fields West: The Urban Village at the Center
Fields West is the walkable mixed-use core of Fields, often compared to Plano's Legacy West, which the same developer built. Construction went vertical in fall 2025. The 55-acre district plans about 360,000 square feet of shopping, dining and entertainment, about 350,000 square feet of Class A office above the retail, a planned luxury boutique hotel, and more than 1,100 apartments.
As of fall 2026, Fields West has 44 executed leases and is about 75% pre-leased. Announced tenants include Bloomie's (Bloomingdale's smaller-format store), Mastro's Steakhouse, Lululemon, Sephora, Williams Sonoma, Warby Parker, Tecovas, Flower Child, SusieCakes, Evereve, Boll and Branch, and Solidcore. Openings are scheduled in phases from late 2027 into 2028.
The Wentwood: First Residents in Early 2027
The Wentwood, by Columbus Realty Partners, is the first residential community leasing at Fields West. It offers studio, one- and two-bedroom units from about 366 to 1,462 square feet. Amenities include three pools, three fitness centers, a sky lounge, coworking space and two dog parks. Advertised starting rents in October 2026 ranged from about $1,125 per month for studios to about $2,000 or more for two-bedrooms. The first phase is set for move-in in January 2027, with more phases through 2027 and 2028 (Community Impact).
The 11 Million-Square-Foot Office Plan
On October 8, 2026, The Karahan Companies and KDC announced plans for about 11 million square feet of build-to-suit office space across Fields. This is the same team that brought Toyota, JPMorgan Chase, Liberty Mutual and FedEx to Legacy West. Options range from low-rise campuses to mid-rise offices and trophy towers, along the Dallas North Tollway, Panther Creek Parkway, US-380 and PGA Parkway (KDC).
The Dallas Morning News reported that the partners have nearly 700 acres to offer. That is enough for a single campus of up to 200 acres. KDC estimated office construction could start sometime in 2027. No tenants have been named, and Community Impact noted that the release gave no firm construction timeline. For homeowners, the point is simple: a Fortune 500-style relocation in Fields would add a large, nearby source of housing demand.
Homes and Neighborhoods in Fields
Fields is planned as a set of distinct villages and neighborhoods, including Brookside South and North, The Preserve, East Village, University Village and North Fields. Builders are selling now on both sides of the Tollway.
| Product / Neighborhood | Example Builders | Approx. Advertised Starting Price (Fall 2026) |
|---|---|---|
| Townhomes (resale) | Various | Low-to-mid $600,000s |
| 50-60 ft lot single-family | Landon Homes (Classic) | About $778,000+ |
| 60-70 ft lot single-family (Brookside) | Shaddock Homes | About $925,000+ |
| Luxury single-family | Toll Brothers; Landon Prestige and Reserve | About $1.36 million to $2 million+ |
| The Preserve (gated, custom, golf-adjacent) | 10 custom builders, including Alford, Coats, Starside, Shaddock and Hawkins-Welwood | About $3.5 million+ |
| Apartments (The Wentwood and others nearby) | Columbus Realty Partners and others | About $1,125 per month and up |
Prices are approximate starting points from builder and leasing advertising as of fall 2026. They change often and do not include incentives, lot premiums or options. Confirm current pricing with each builder.
The Preserve is the luxury anchor. Phase 1 includes 233 homesites, from about 6,800 square feet to more than an acre, set among the PGA Frisco courses. Residents get access to the Brookside Club amenity center, with a pool, fitness center, tennis and pickleball courts (Fields Frisco).
Amenities: Golf, Universal and Green Space
- PGA Frisco: The PGA of America moved its headquarters to Frisco. Its campus includes Fields Ranch East and Fields Ranch West, designed by Gil Hanse and Beau Welling. Fields Ranch East hosts the 2027 PGA Championship (May 2027) and is slated for the 2034 PGA Championship.
- Omni PGA Frisco Resort and Spa: This resort has more than 500 rooms and large convention space, and it opened in May 2023.
- Universal Kids Resort: Universal's first theme park designed for young children, plus an on-site hotel. It opened July 1, 2026 near the Tollway and Panther Creek Parkway.
- Parks and trails: 250 acres of open space and 25 miles of trails, connecting to Frisco's Northwest Community Park.
Schools and Education
Most of Fields is served by Frisco ISD. Campus assignments depend on the exact address and can shift as new schools open, so always check the Frisco ISD 2026-2027 attendance zones before writing an offer. Fields also includes plans tied to the University of North Texas at Frisco, along with 1,000 entitled student residences, which strengthens its education and workforce story.
Why Fields Matters for Frisco and DFW Buyers
- Jobs follow amenities. Corporate relocations to Legacy in Plano changed home values for a decade. Fields is being positioned as the next version of that, only larger and farther north.
- North-moving demand. As Frisco's southern areas fill in, demand is moving toward US-380, Prosper, Celina and Little Elm. Fields sits right at that line.
- Lifestyle premium. Golf, resort, theme park and walkable retail amenities are rare in one place. They typically support resale demand, but they also come with higher prices and HOA fees.
- Construction is ongoing. Buyers should expect years of construction traffic, new phases and changing views. That is normal for a project of this size.
How to Evaluate Buying or Investing in Fields: Step by Step
- Define your timeline. If you plan to live there 5 to 10 years, you are more likely to benefit as Fields West (2027-2028) and the office projects come online. Short-term flips carry more risk.
- Pick the right village. Compare Brookside, The Preserve, East Village and the others on lot size, builder, distance to the Tollway and how close you are to future commercial phases.
- Compare builders apples to apples. Request base price, standard features, lot premiums, incentives and estimated completion dates in writing. Compare quick move-in homes against to-be-built homes.
- Calculate the full monthly cost. Include property taxes (city, county, Frisco ISD and any special districts), HOA dues and insurance, not just the mortgage. These can vary meaningfully within Fields.
- Verify schools and zoning. Check Frisco ISD zones by address, and review the city's planning documents for what is approved next to your lot.
- Study the road and construction map. Note when the Tollway service roads and the 2027 Tollway extension affect your commute, and where construction traffic will run.
- Look at resale and rental comps. Compare nearby resales in north Frisco and Prosper, and rents at The Wentwood and the PGA Parkway communities, to test investment numbers.
- Bring your own agent from the first visit. Builder sales reps work for the builder. Registering your own buyer's agent before your first model-home visit helps protect your negotiating position.
